OCCUPANCY – You can arrive at the property after 4.00pm on the first day of your booking and you need to leave by 10.00am on the final day of your booking.
DEPOSIT – A deposit of £75 is payable at the time of booking to secure the reservation (£50 for short breaks) with the balance payable one month prior to commencement of holiday. If full payment is not received by the due date, the guest will be deemed to have cancelled their booking.
CANCELLATIONS – The deposit will be refunded minus a service charge of £25 if cancellation occurs more than one month prior to your holiday. However, if you cancel within one month of your holiday dates, your refund will depend on our ability to re-let. We will be as fair as possible in these circumstances.
IF WE CANCEL – we will make every effort to honour you booking. If, due to circumstances beyond our control we have to cancel more than four weeks before the start of your holiday, we will refund your deposit and offer a 25% discount on your next booking with us. If we have to cancel four weeks or less before your arrival date, we will refund the full amount you have paid and offer a 25% discount on your next booking with us.
SAFETY & INSURANCE – The property is insured for public liability but it is the guest’s responsibility to insure their own belongings and against any losses that may occur should the need to cancel their holiday arise. Guests are responsible for taking due care and attention and the owners can accept no responsibility for personal injury or loss or damage to guests’ property however caused. The property is equipped with fire blanket, fire extinguishers and smoke alarm and all furniture and equipment provided conforms to current regulations.
CAR PARKING – Free car parking for one car is available in the car park by the hotel (please display car park pass provided). You may drive your car up to the property to load or unload but must return it to the car park immediately afterwards.
SLEEPING ACCOMMODATION – The property is equipped for 6 people with one double bedroom (with en-suite), one twin bedroom and a bunk bedroom.
BED LINEN AND TOWELS – Bed linen, towels and tea towels are included in the cost of rental and beds will be made up and ready for your arrival. Guests are asked to strip the bed linen from used beds before their departure, leaving it on the bed. Please note you will need to bring your own towels for use on the beach, if required.
SHOPPING & SUPPLIES – There is a small shop in Bryn-Crug however the nearest large shops are in Tywyn (4 miles from the property) where there is a good selection of shops including both Spa and Co-op supermarkets. Asda online will deliver to the door. We work on a trust basis with our own stocks of tea, coffee, sugar etc. i.e. You are welcome to use them but please replace before you leave.
CLEANING – Guests are responsible for leaving the property in a clean and tidy state at the end of their holiday. The property will be thoroughly checked, cleaned and serviced between occupancies, but we do reserve the right to levy a charge to recover rectification costs if the property is not left in a satisfactory condition.
SMOKING – Smoking is not permitted anywhere inside the property.
PETS – Well behaved pets will be considered, by prior arrangement, on the condition that they are not left unsupervised in the property and that they will not be allowed on the beds or furniture. You will be responsible for the cost of making good any damage caused by your pet (or a pet belonging to someone who visits you). The shared garden is used by small children – please supervise your pet. Do not allow it to foul the garden and, if it does, clear up any mess immediately, disposing of it in the outside bin.
WATER & DRAINAGE – The property shares a private water supply and drainage system. Guests are asked to observe simple precautions so as not to cause damage to the system. Details are in the information pack at the property and the owners can accept no responsibility for disruption to a holiday if these are ignored.
BREAKAGES AND DAMAGES – In the unfortunate event of breakages or damages guests are responsible for the full cost of replacement / making good. Guests are asked to kindly report any such occurrences on the telephone numbers provided in order that appropriate arrangements can be put in hand to effect repair / replacement with minimal disruption to your holiday.
WiFi – we try, but do not guarantee, to make internet access available and, where we do, this is for moderate use only, not for heavy use such as gaming or streaming.
External
This two-storey terraced house has a lounge and kitchen on the first floor, and three bedrooms and a bathroom on the ground floor. There is space outside the property to load or unload a car but no long term parking. Car parking is on a tarmac car park about 100 metres level walk along a tarmac driveway.
The front garden is through a double gate in the left as you approach the property. It has a level tarmac surface about 240cm wide along the front of the houses. To the left of this is a raised patio (10cm step) with crazy paving interspersed with flower-beds. The grass rear garden is accessed via a sloping ramp from the rear gate (after climbing three concrete steps), or the top of the exterior stairs. Parts of the garden are extremely steep as the house is built into the hillside. Special care is needed in wet or icy weather, when it can be very slippery.
Access to the first floor main entrance is via an external wooden staircase (13 steps) to the right of the block and 6 metres of level timber walkway about 1.5m wide, constructed of 15cm planks laid lengthways, with gaps of about 2cm between them. It is also possible to access this walkway from the rear garden gate – three concrete steps and a sloping path. The timber walkway and outside steps are lit at night. There is a second external door at the rear of the property at ground floor level, leading directly into a bedroom. Both external doors have sills approximately 15cm high.
Internal
Ceiling heights are approximately 225cm. Many electric power points are situated about 50cm above skirting board height, although some are just above skirting boards. Doors are standard domestic width. Lighting throughout the property is good. It is decorated in shades of beige, terracotta ad chocolate brown (bedroom furnishings are patterned). There is no telephone, but Vodaphone and O2 mobile phones have a signal at the front of the property and there is a public phone box in the car park. Smoke alarms are fitted and fire extinguishers at the top and bottom of the stairs.
The main first floor entrance door leads from the timber walkway into a spacious, open kitchen, which extends to the right and is fitted with standard height units and a vinyl floor. A few feet in front of the entrance door, is the staircase down to the ground floor. The door to the lounge lies across the kitchen to the right. The lounge is large with a laminate floor. It contains 2 sofas, a chair, a 6 seat dining set and a multi-fuel stove. The TV and CD/DVD have remote controls.
Accessed by a door from the kitchen the stairs are carpeted and have a 90 degree right turn two-thirds of the way down. They are narrow with full height walls and a handrail to one side. At the bottom of the stairs is a narrow hall. The first door on the left if the twin bedroom. The first door on the right leads to the double bedroom (there is an ensuite shower room here containing a shower cubicle and WC and wash basin at standard heights). Both bedrooms have space to move around the beds. The second door on the left leads to a small room with full size bunk beds. There are bedside ad ceiling lights in all bedrooms. All the ground floor is carpeted except for the bathroom.
The second door on the right leads to the bathroom, with a ceramic tiled floor. The shower is over the bath and the water temperature is controlled by a manually-adjusted mixer tap. The bathroom also contains a wash basin and WC at standard heights.

The main first floor entrance door leads from the timber walkway into the open plan kitchen, which extends to the left and is fitted with standard height units and a laminate floor. A few feet in front of the entrance door (around the free-standing fridge freezer), is the staircase down to the ground floor. The lounge/dining area lies through the kitchen to the left. The lounge/dining area is laminate. It contains 1 sofa, 2 easy chairs, and a rectangular 4 seat dining table and an electric fire. The TV, DVD and CD player have remote controls.
Accessed from the kitchen the stairs are carpeted and go straight down to the narrow hallway downstairs. They are narrow with banisters and a handrail to one side. The first door straight ahead to the left is the main bedroom (there is an ensuite electric toilet and small wash basin off this bedroom). There is a need to turn around here and find the bathroom (now on the right of the hall) and the twin bedroom is straight ahead at this point. The main bedroom has space to move around the beds. In the twin bedroom there is space between the beds but both beds are against the side walls. There are bedside and ceiling lights in the main bedroom and ceiling lights in the twin bedroom. All the ground floor is carpeted except for the bathroom. The bathroom has a vinyl floor with a large shower cubicle. The bathroom also contains a wash basin and WC at standard heights.
